Question : What should I do if I wish to withdraw from participating in Malaysia My Second Home (“MM2H”) program and I wish to withdraw my Fixed Deposit in lien under the program? 

MM2H is promoted by the Government of Malaysia to allow foreigners who fulfil certain criteria, to stay in Malaysia for as long as possible on a multiple-entry social visit pass. However sometimes good things must come to an end. 
In order to withdraw from the program, the documents need to be submitted to the Ministry of Tourism and Culture Malaysia (“MITCM”) in Putrajaya are as follows: -
a)       Letter to MITCM of your intention to withdraw from MM2H program;
b)       A copy of your passport together with the visa;
c)       A copy of the letter of approval from “Jabatan Immigresen Malaysia”;
d)       Copy of the Fixed Deposit Certificate with the Bank;
e)       A copy of the flight ticket from Kuala Lumpur to the country you wish to return;

It is suggested when you submit your documents to MITCM, on the same day, go to the Immigration Unit MM2H Centre at Level 10, No. 2 Tower 2, Jalan P5/6 Precinct 5, 62200 Putrajaya (which is in the same building as MITCM) to submit your application to terminate your Social Visit Pass under the MM2H program. The documents required are similar.

Once the application is submitted, provided the application and documents are in order, MITCM with write a letter directing the Management of the Bank to allow you to withdraw your fixed deposit with interest earned PROVIDED you can show proof that your Social Visit Pass under the MM2H program has been terminated by the Immigration Unit, MM2H Centre at Level 10, No. 2 Tower 2, Jalan P5/6 Precint 5, 62200 Putrajaya.

Once the letter from MITCH is issued, proceed to the Bank with the letter and Fixed Deposit Certificate to withdraw the Deposit.

There is a property in Kuala Lumpur called Vista Tasik Condominium (“Vista Tasik”) which is: -
6 minutes away (walking) from SMK Seri Permaisuri (one can see this school from Vista Tasik);
20 minutes away (walking) from SM Sains Selangor;
30 minutes away (walking) from SMK Cheras;
5.8 km away from Sekolah Kebangsaan Kampung Cheras Baru;
4.2 km away from Sekolah Kebangsaan Taman Midah;
5.9km away from SJK(C) Chung Kwo;
4.4 km away from SJK (C) Tai Thung, Salak South.
10.7 km away from SJK(C) Jalan Davidson.

Family with school going children may wish to consider purchasing Vista Tasik due to the various school around the area.

Medical practioners who work in University Kebangsaan Malaysia should also consider Vista Tasik as it is 25 minutes (walking) away from the hospital.

Question: What if I lost my Original Land Title?
This is a common question and a serious issue which must be solved. Without the Original Land Title, the owner of the land could not sell or transfer the Land. 

It is quite common when a loved one passes away, the next of kin could not locate the Original Land Title.

Solution: However, there is a set of procedure set out by the Land Office to apply for a new Land Title.

The procedure and documents needed is quite tedious. The reason for this is the Land Office needs to be absolutely sure that the person applying for the new Original Land Title has the authority and proper reason(s) to apply for the new Original Land Title to prevent fraud.

What are the documents required? For example, if the lost Land Title falls under the jurisdiction of the Kuala Lumpur Land Office the Land Office requires the following documents: -
1. Original Police Report – reporting that the Original Land Title is missing;
2. Certified True Copy (“CTC”) of the Identification Card of the Owner/Applicant;
3. Statutory Declaration by the Owner/Applicant indication that the Original Land Title is missing;
4. Statutory Declaration by the Lawyer (if the Lawyer is representing the Owner/Applicant);
5. Letter of Authority by the Owner/Applicant to the Lawyer;
6. Land Search;
7. A copy of the latest Quit Rent and Assessment receipt and proof of payment;

Once all the documents are compiled, the documents are to be submitted to the Land Office for them to verify. The Land Office may take 6 months or more to issue a new Land Title.

Please take note that different land office may require different documents/application.
